How to get easement information on property? What county department do I call or visit?

property
Lilaac asked:

I am considering buying property in county of Los Angeles. How do I get info on right away or easement for fire department/police, etc? There is a least one drive way going through property with a gate and paddlelock.
Dear Real Realtor, We need to know if there are already easements on the property that we wish to buy. The owner and realtor have not been forth coming. Thank you all for your help.

Any easements will be discovered in the title search prior to closing. If you want to go ahead and do your own homework, go to the records room of your county courthouse. You will need an address (legal description is better) and current owners name. Eastments and ROW’s are either a part of or an amendment to the deed.

It would help if you stated why you felt you needed an easement.

Easements by necessity, in this day and age, should already be recorded and “run with the land” which means you get them when you purchase the property.

Emergency crews do not need an easement to come on your property.

Can you restate your question more clearly?

You are correct, the easement has to be wide enough for the fire truck.

The department that controls easements is the City Planner.

The easement itself appears on the deed of the property you need to go through, not on your deed.
