Can I deduct improvements made on my rental property if I work with a property manager or only if I manage?

I am planning to rent out my house. I have made considerable renovations to the property. I was told that I could write these home improvements off when my house becomes a rental prop. What I am not clear on is whether I can write things off if I am working with a property management company or if I must manage the property myself. I am not sure if there is a difference.

I would appreciate any clarification on this from people in the know! I want to be assured that I can write off these improvements, as it exceeds $25,000 at this point. Thanks.

The property we are buying measures 20′ longer, all across the back of the lot, than the Deed describes. It says 130′ but it’s 150′ to the back of the property where there is a fence, along with a marker stating it’s the property line. We can’t afford anything expensive like a lawyer, or a new survey. Hi! We are loaning a significant amount of money to a relative and wanted to know if there is any way to make a claim on their property without transferring title, or if we do transfer title, do we have to pay taxes? They currently have a tenant (not themselves) in the property they own. How do we go about getting claims to the property with them continuing to receive rent and be responsible for the upkeep of the property? We have already made a promissory note… should we add it as collateral without transferring the property?
